The Roof Joist

Fortunately it’s only one joist that is bad under the roof. It  will need to be replaced soon but we can get to spring. The guy who took a look up there figured it would be about $3,000. That won’t kill me.  It’s not a deal breaker for me. The seller can do a concession for half the price and I’ll be content.

The Home Inspection

We went over to the house for the home inspection yesterday.  We met the seller there to get access to the house and basement. The tenants were home and I’m sure sick of us by the time my the 2nd inspector (the bug guy) came in, and my daughter and her friend ran over from her school to see the house.

There’s a lot that needs to be fixed up, but the water heater, furnaces and electric systems all get the thumbs up enough to ease my concerns. He found a problem with a joist under the roof and a contractor has to come over and check that out. My agent’s office found somebody who would come out quick. We need to know if it’s multiple joists are just the one. The attic is a hatch, and there’s not much room. The inspector went up on the roof as well and said it was okay.

There was some conversations between my agent and the sellers broker saying the appraisal had been okay, only minor fix ups needed. But nothing official yet. Also the seller hasn’t given the tenants notice yet!!!! He said he needed to know this was for sure first. I wonder what he thinks “for sure” is?

I have an approved mortgage, we’re up to home inspection here.. c’mon!
